How Can I Have An Easy Timeshare Sale?

Original BBB logoImage via WikipediaIf you are planning on having a timeshare sale you should expect to sell it just as you would any other type of real estate that you might own. Well it’s a little harder because you are trying to sell something that is only going to be used for certain times of the year and if that time doesn’t suit many people it will be much harder to make the sale. There are a ton of agencies that will assist you in your timeshare sale. But remember to research the real estate agency that you are planning on using to complete your timeshare sale. This is important because there are many agencies out there that may try to scam you. The best thing to always remember is that if it sounds to good to be true then it probably is, and this goes for nearly everything in your life.

If you are looking to get out of your timeshare as quickly as possible for whatever reason, there are many companies that will purchase your timeshare and give you a small percentage of the profits. But if you are looking to make some money off of your timeshare sale then the best way to is to have a professional sell your timeshare for you and you will make much more profit off of the sale. This of course is a much more beneficial way for your pocket and bank account if you sell it for full market value.

The first place you should begin your research on the real estate agency is with the Better Business Bureau. You want to find out if there has been a files claimed against the agency. If there was then you know that this is not going to be a good company for you to use.

If a company is asking you for money to sell your home then this is your cue to walk away and stay clear. Because what is most definitely going to happen is that they are going to take your money and not push to sell your home. People work a million times better when they have incentive and the incentive is to make money if they make a timeshare sale.

It’s important that you understand one very important thing. And that is that it is not always easy to profit off of your timeshare. Especially how the market is right now. So price your timeshare realistically and if the market value in your area is low then maybe you should hold off on your timeshare sale or expect that you are not going to get the amount that you are asking.

Promoting A Timeshare And Return Home With Cash

Image via Wikipedia Don't be surprised if, after some time, you still find it difficult to sell a timeshare. Selling a timeshare property is about 180 degrees different than buying one. It's like night and day: it's easier to buy than it is to sell a timeshare. It's easier to sell a haunted house too.

Timeshare Vs A Haunted House

We're not going to be shy about it. Between an agent selling a timeshare property and a haunted house, who do you think will be able to close sooner? Obviously it's the haunted house agent. Why? It's because houses are always a necessity. People will always need a roof over their heads. Haunted houses, in addition, are hauntingly and eerily attractive.

Timeshare property, on the other hand, is a luxury no matter how you look at it. Notice the sales pitch: you have the chance to stay at a luxury hotel for the rates of a cheaper hotel. People buy timeshare property due to the elusive rewards of an extended vacation.

Why People Want To Sell

People sell their timeshares for a host of reasons. Some need the money for something. Others feel they're just not enjoying the full benefit of a timeshare property. Timeshare salespersons will never tell you about the more sobering realities of timeshare property. It's easier for you to buy a timeshare than it is to re-sell it.

But selling your timeshare really doesn't have to be that bloody.

It all begins in the mind. You should always be optimistic that your timeshare is an easy sell, that it is easy to sell. Begin selling your property at the most realistic price. Show to your buyers the value of buying a timeshare from you rather than buying it from the resort.

But of course, nobody is ever going to buy from you unless you tell people that you're selling a timeshare. Don't let the lack of sales experience hinder you. There are surely other ways that you can tremendously increase your audience: spread the word to your contacts, advertise in a classified ads, or get listed with timeshare listing companies.

The best avenue so far is to list with the timeshare listing companies. They may collect fees, but rest assured, you will have available audience of buyers as soon as you get listed. The very best listing companies would have resort directories on their websites, which would indicate the timeshare resorts. (The first thing your credible buyers would love to do is to view pictures of your resort and its surroundings.) This is as near as anyone can get to an ocular inspection.

Get ready to receive offers to buy your timeshare, and don't forget to close the deal too. If you're not an experienced closer, there are timeshare closing companies that are professionals at what they do. They will save you a lot of time, and they will save you a lot of hassle, from doing all the paperwork related to the closing of your sale.

Consider a Timeshare for your Family Vacations

Exhibition cruise ship Hanseatic and iceberg in the AntarcticaImage via Wikipedia A timeshare is the name given to piece of real estate where a number of individuals share ownership in a piece of property. By owning a timeshare, you have bought time and you share the vacation property. Most time-shares are condominiums at vacation resorts, but they may also be recreation vehicles and cabins aboard cruise ships. Chances are good that you will find a timeshare wherever you plan to vacation. If you buy a timeshare, you are getting tomorrow's luxury resort vacation at today's prices

The timeshare industry experts estimate that the majority of new time-shares depreciate immediately after purchase by at least 20 to 30 percent. However, the timeshare industry is the fastest growing segment of the travel industry. Several highly regarded resort-hotel chains have gotten into the timeshare business. Vacation ownership has enjoyed substantial growth over the years with approximately 3.3 million timeshares sold since 1980.

When you buy timeshare on the resale market, you are already ahead of the game, as used properties are significantly less expensive than new ones. You also have the right to a brochure and written contract setting out basic information on the property in your own language. Ownership requires you to pay an initial purchase price and periodic maintenance fees. Should you decide that you cannot use your timeshare, you may be able to rent it to others. Terms such as these should be defined in your contract.

If you determine that purchasing a timeshare or vacation home makes sense, comparison-shopping is your next step. Consider whether you will be able to use a timeshare facility year after year. Never be pressured into purchasing by high-pressure sales people. Consider the vacation area and imagine what the area will be like several years later. If the area that your timeshare goes down, so will the price of your timeshare if you decide to sell.

Timeshare Loan

Banknotes from all around the World donated by visitors to the British Museum, LondonImage via Wikipedia The timeshare loan is a loan made to an individual by a private lending institution for the express purpose of investment in a timeshare. A timeshare is owned real estate which is owned in conjunction with others and is owned for only part of each year. It is both a real estate investment and a personal vacation luxury. The timeshare loan allows an increased number of people to be able to access the luxury of the timeshare. The timeshare loan is usually a small loan with a median interest rate related to the status of the real estate market economy.

Understanding the timeshare

The timeshare loan is made specifically for assisting in the purchase of a timeshare. A timeshare is so named because it is an owned property which you share for a certain period of time each year. The timeshare costs a fraction of the annual cost based on the amount of time which is bought. For example, a timeshare may be bought for one week each year. The total cost of the timeshare required for the timeshare loan will be 1/365th of the timeshare value. This is a relatively low amount in terms of real estate which explains the low cost of the timeshare loan as a real estate investment.

Timeshare loan as real estate investment

The timeshare loan is a real estate investment in that it eventually may generate more income than the total repaid cost of the timeshare loan. The real estate market fluctuates. In a buyer’s real estate market, the buyer has the advantage and the real estate is reasonably priced. The timeshare loan is used to purchase the real estate at a good deal. Oftentimes, when the market is a buyer’s market, the interest rate on the timeshare loan will also be good for the buyer.

In a seller’s market, the seller has the financial advantage and can resell the timeshare for more than it was originally purchased for. The timeshare loan acts as an investment because it allows the timeshare owner to take advantage of the low price of the timeshare in the buyer’s market and then make a profit in the seller’s market.

Timeshare loan for vacation property

Another reason to purchase a timeshare is to be able to invest in a vacation home without having to pay the entire cost of a place which is only used by you for a few weeks out of each year. The timeshare loan allows you to purchase the same amount of time for every year so your vacation plans will never need to be worked out and you can simply sit back and enjoy your vacation. The timeshare loan can also be an investment in the changing market if you want to travel to a variety of places. The timeshare has an exchange option allowing you to exchange the timeshare originally purchased with the help of the timeshare loan with someone in another state or country to take advantage of worldwide travel opportunities.

Repayment of the timeshare loan

The timeshare loan is a standard loan with a monthly repayment expectation. The timeshare may be forfeited in the event that the timeshare owner fails to make prompt repayment of the timeshare loan.

LAS VEGAS - AUGUST 18: Google Earth systems programmer Ed Ruben of California builds a Starship Enterprise using the Google SketchUp program at the company's booth at the fifth annual official Star Trek convention at the Las Vegas Hilton August 18, 2006 in Las Vegas, Nevada. Google launched a website to coincide with this year's convention (http://www.google.com/trekfan) that allows Google users everywhere to overlay Star Trek and other science fiction images on Google Earth. (Photo by Ethan Miller/Getty Images) *** Local Caption *** Ed RubenImage by Getty Images via Daylife Trying to sell your timeshare is not easy. Timeshare resells normally sell for pennies on the dollar. So how do you get the most cash for your timeshare? Follow these simple tips and you will increase your chances of selling your timeshare for top dollar.

Make sure you price the property fairly. Many people over estimate the true value of their timeshare. The fact is that most people buy their timeshare after going to a high pressure sales presentation. These sales people are experts and getting people excited about owning a vacation property. Most people pay retail for their first vacation rental and expect to get the same retail price when it comes time to sell. Unfortunately most timeshares sell for around 50 to 80 percent of the original retail value. There are many companies that buy used timeshares and they will normally offer cash and a quick closing. You can find these companies by searching Google. If you really don't want to sell for such a low price then you need to consider selling the property yourself.

There are free advertising sources on the net that you can list your property with. Just search the net for "timeshare free listings" and you should find plenty of sites to list with. You can also pay for listings on places like eBay. This is a low cost way to sell your property but be ready to wait a long time. Another site that offers free advertising is usfreeads.

Selling your timeshare will take time unless you are willing to take much less than what you paid for it. Good luck.
